General Terms and Conditions – Tiberia Retreat

1. Subject

These General Terms and Conditions govern booking and stay arrangements at Tiberia Retreat, a tourist apartment located in Sperlonga.

2. Capacity of the property

The apartment can accommodate a maximum of 6 people, including children.
This limit may not be exceeded at any time during the stay.

3. Minimum stay

The minimum length of stay is as follows:

• 3 nights throughout the year
• 7 nights in July and August

Any exceptions are at the discretion of the property and must be agreed in advance.

4. Booking and contract conclusion

Requests submitted via the website constitute availability inquiries and are not binding.

A booking is considered confirmed only after:

• written confirmation from the property
• payment of a deposit equal to 30% of the stay (if required)

5. Prices and payments

Prices are expressed in euros and may vary depending on season and availability.

• Deposit: at the time of confirmation
• Balance: within 14 days before arrival or at check-in

6. Cancellation policy

• Free cancellation up to 30 days before arrival date
• After this period, the deposit may be partially refunded within 14 days from the stay date
• In case of no-show, the full amount of the stay may be charged

7. Check-in and check-out

• Check-in: from 3:00 PM
• Check-out: by 11:00 AM

Any changes must be subject to availability and agreed in advance.

8. Property rules

To ensure respect for the property and the peace of the residential environment, guests agree to follow these rules:

• Smoking is strictly prohibited inside the apartment; it is allowed only in outdoor areas, where available
• Parties, events, or gatherings are not allowed
• Quiet hours must be respected, especially from 10:00 PM to 8:00 AM
• Access is allowed only to registered guests

9. Guest obligations and responsibilities

Guests are required to:

• use the property and furnishings with care
• comply with building regulations and applicable laws
• compensate for any damage caused to the property

10. Security deposit

The property reserves the right to request a security deposit, which will be refunded at the end of the stay after inspection of the property condition.

11. Pets

Pets are only allowed with prior authorization.

12. Tourist tax

In accordance with the regulations of the Municipality of Sperlonga, a tourist tax applies.

• Amount: €2.50 per person per night
• Application: according to municipal limits
• Possible exemptions: as provided by current regulations

The tourist tax is not included in the accommodation price and must be paid on site.

13. Limitation of liability

The property is not responsible for:

• theft, loss, or damage of personal belongings
• temporary interruption of services (electricity, water, internet) not directly attributable to management

14. Acceptance of terms

Submitting a booking request and/or confirming a booking implies full acceptance of these General Terms and Conditions.
